Janu Tokyo, Aman's livelier sister hotel at Azabudai Hills, opened in 2024. Why guests love its spa and rooms, and the service complaints that recur.

Janu is Aman's younger, more sociable sister brand: the same company, but with more restaurants, more energy and a bigger spa, and less of Aman's monastic hush. Janu Tokyo, its first hotel anywhere, opened in March 2024 in Azabudai Hills, the Mori Building development a short walk from Tokyo Tower. Guests are enthusiastic about the building and much less so about the service.

What guests love
The spa, pool and gym. The wellness floor is the hotel's strongest point. Guests call the gym the best-equipped hotel gym in the city and the pool remarkably spacious, and even critical reviewers say the spa is better than at other five-star hotels in Japan.
The rooms. Rooms are large and practical, good for families, and some have views of Tokyo Tower.
The setting. Azabudai Hills, with its gardens, food halls, cake shops and the teamLab Borderless museum, is right outside the door, and guests like having so much within a few steps.
Service, when it works. Several guests describe exceptional hospitality, such as surprise upgrades and champagne for a couple who had just got engaged.
What guests complain about
Service. This is the dominant complaint. Reviewers describe chaotic check-ins with long waits, rooms ready hours late, a concierge team that was slow to answer emails or lost requests, and, in two cases, staff who seemed to judge guests by how they were dressed. One guest was annoyed that, with no taxi rank, the bellman booked a taxi with a reservation fee. A long-staying family in late 2024 said the concierge had improved since opening.
The view from standard rooms. Several guests say only the suites have the good views; other rooms can look onto neighboring buildings.
Value. At 3.9, value is the lowest score, as it is at Aman Tokyo.
Few reviews. With 36 reviews, a handful of bad stays moves the average a lot. Most reviews are five stars; six are one or two stars.

Our take
Janu Tokyo has excellent hardware: the spa and gym alone make a case for it. But for a hotel at this price, the service complaints are too frequent to ignore, and with only 36 reviews it is too early to say whether they are settling. Book it if the spa and the Azabudai Hills setting are what you want, ask for a Tokyo Tower view, and allow for some rough edges.
